Guests are kindly asked by the property owner to keep the accommodation well maintained and in a clean and tidy condition throughout their stay. This helps ensure a comfortable environment for all guests and preserves the quality of the property for future visitors.

Please be considerate with noise levels and general behaviour, particularly in residential areas, to help maintain a peaceful environment for everyone.
Guests are kindly informed that any loss of house keys must be reported immediately to Leja. Please note that customers are fully responsible for the cost of replacing lost keys and, where necessary, changing locks for security purposes. A surcharge of €50.00 will apply in the event of lost keys.
Please note that neither the property owner nor their agent can be held responsible for any building or maintenance work taking place near the property during your stay. This may include activities such as home extensions, roadworks, construction, or other local development projects, which are outside of our control. Should we become aware of any significant disruption before your arrival, and where possible, we will do our best to inform you and discuss any suitable alternative accommodation options that may be available.
In the unlikely event that your reserved villa becomes unavailable due to unforeseen circumstances, we will make every effort to arrange suitable alternative accommodation of a similar standard and specification to your original booking (for example: number of bedrooms, bathrooms, private pool, and overall facilities). If we are unable to provide alternative accommodation that meets a comparable standard, a full refund will be issued.
Once a villa has been booked, please note that we are not responsible for the surrounding environment or external conditions of each property. Most customers view properties online through photographs; however, images may not always fully represent the property or may occasionally be misleading due to lighting, angles, or updates made over time. We strongly advise that if you have any specific requirements or expectations, these are communicated at the time of enquiry or booking. Failure to do so may limit our ability to accommodate later requests, and we reserve the right to proceed accordingly based on the information provided at the time of reservation.
Full payment is required 31 days before your holiday begins. If payment is not received by this deadline, the villa will be released and made available for other bookings. For last-minute bookings (for example, stays within a few days or up to 1–2 weeks), full payment is required at the time of booking. Failure to make payment within the requested timeframe will result in the cancellation of the reservation.
Deposits are non-refundable in the event of cancellation or non-arrival, including last-minute cancellations. Refunds will not be issued unless there are exceptional circumstances agreed upon at our discretion.
